If there are special characters defined in EA, like hyphen (–), apostrophe (‘) or bullet, when exported to excel, all contents will be messed up with questions marks etc. following are some examples:

There are two individual owners but only one is transferring (Not for Release 1);
There is one individual owner and one corporation owner(Not for Release 1);
Any solutions to fix this? Thanks

Please always try latest release before reporting an issue. Fixed in 3.5.
I just upgraded to the latest version and do not think it’s fixed. See the example from the generated excel:
LINC Number (Format Constraint)
A LINC NUMBER must be a 10 digit number.
Current LINC Number
A CURRENT LINC NUMBER must be all of the following:
eaXL does not process the HTML which EA puts into the Notes field, and we have no plans to fix this: Excel isn’t a very good HTML text editor, though if they ever change this, then we might use it.
So, our advice is don’t use eaXL for editing notes fields, where those fields use HTML markeup.
